Client Vision & Motivation
Our clients came to us with a vision of completely transforming their family home. The home was built in 1967 and originally lived in by one of our client’s grandparents. Now owning and living in the home, our clients wanted to honor the home’s family history, while also holistically updating and adding onto the home to fit their growing family. This would be their forever home, so every detail mattered!
PROJECT OVERVIEW
Our clients began working with von Ahn Design and once the addition (and overall home remodel) was drawn, we got to team up with everyone to bring it to life. We brought in Haven + Harbor Interiors for functional/aesthetic design expertise. From the initial demolition to the finishing touches, this major home addition and remodel was a project for the books for our Team. The home addition included the following NEW spaces:
- Kitchen pantry
- Primary suite (bedroom, bathroom, walk-in closet)
- Laundry room
- Mudroom
- 2- car garage
- Finished room above garage
- Covered outdoor living porch/deck
Remodeling & updating the EXISTING home included things like:
- Full kitchen remodel
- Restructuring the main living area so things were more open by removing a beam in the ceiling (making the ceiling flush)
- Paint throughout the home
- Updating necessary mechanicals throughout (electrical, HVAC, plumbing)
- Refinishing hardwoods throughout the home
- Updating hardware throughout
- Updating lighting fixtures throughout
- New exterior doors
- New roof for the existing home (AND addition!)

CHALLENGES TO OVERCOME
- As a part of this home addition, and in order to set up for the NEW home layout/addition construction, we had to demolish and remove an entire chunk of the existing home. Where our clients’ garage, new pantry and parts of their primary bedroom now sit used to be an enclosed carport/mudroom/laundry space in the existing house. This involved careful usage of heavy machinery, a lot of weather-watching to ensure the demolition happened when we’d be able to protect the exposed existing home from the elements, and a lot of home protection upon completion to ensure the existing home did not get damaged as it was essentially open on one side of the home until the addition was framed. A big challenge was keeping the existing home’s structural integrity intact while some of its structure was removed, but we were successful!
- Due to the home’s age, there was a lot of asbestos present that had to be remediated to ensure safe construction execution. This was a days-long process that took place at the beginning of construction.
- We had to be very intentional with the interior/exterior materials used to ensure everything looked and felt intentional (more detail on this below)!
- Due to the addition’s location and the square footage being added, the electrical meter/panel box and gas meter had to be relocated. This process involved ensuring the wiring on the existing house stayed intact and operating correctly, including ensuring electrical to the existing property’s well and detached garage/barn was maintained.
- Nailing down the best game plan for framing the attic of the home addition proved to be a challenge as we explored stick framing the roof system with floor trusses below vs. utilizing attic trusses. We ultimately decided to go with attic trusses that incorporated both roof and floor framing because the spans in the garage were too large to use dimensional lumber or i-joists properly, and our truss partners were concerned about stick framing over floor trusses. Getting to this decision took a lot of pre-planning and iterations with Hoover Truss to get to our final plan, and everyone was happy with the results!
- The addition and new foundation was on a higher side of the property/lot with an already low crawl space. In order to account for this, we installed waterproofing and drains along the foundation wall, similar to a basement, to allow the crawl space to match the existing home height without creating moisture problems in the crawl space.

Our goal with every home addition we get to build is to ensure the addition looks purposeful and like it was always a part of the house, from the exterior and interior perspectives. This big home addition and remodel was no exception. On the exterior, we worked with our clients and Design Partner to make intentional decisions that helped tie everything together: exterior shutters on the existing home and new addition, ensuring the brick profile for the addition’s brick wainscot matched the existing home’s brick profile as closely as possible so the texture was consistent, painting the entire exterior (existing brick, new brick wainscot, and new fiber cement siding), redoing the entire home’s roof and installing new shingles on the addition, ensuring the front porch and back porch/deck details matched/flowed together, and the final landscaping allowed the property as a whole to feel cohesive.
On the interior, we were able to lace in the new hardwoods from the addition and kitchen area before refinishing for a seamless look, repaint the entire interior of the home so everything felt fresh and updated, install new trim carpentry (door/window casings, baseboard, etc.) in places of the existing home to match the trim carpentry components that were installed in the addition so everything flowed together, ensure all of the interior doors matched (existing home and new addition), and update lighting fixtures throughout for an updated look in almost every room.
OUR TEAM’S FAVORITE PART
Knowing this home is rooted in family history, but completely transformed, is really special. These types of projects, where our Team gets to truly enhance the health, function, aesthetic, & performance of old homes, is such a big motivator for our company. One of our favorite details is the freestanding tub in the new primary bathroom that overlooks the front of the property!
FUN FACT
Excitingly, our clients had their second baby as we started up construction on this project. The whole time things were underway, they were able to envision how they were going to make the home special for their kids for years to come. They moved into a “new” house with a whole “new” family dynamic! (One of the new spaces was a BONUS finished room above the garage, which we assumed was going to be a big play room. We later learned this space will double as a space for one of our clients to play the drums!)
